our services offered —

our process

Every successful design project begins with clear, open communication.
The information and approach that you, the client, bring to the table is the first important step in giving shape to your project.
The more understanding that we have of you and your needs, the better equipped we are to provide effective and innovative design solutions.
Our typical course of action includes:
Our typical course of action includes:
Initial Meeting &
Proposal Preparation
01
We begin with an initial meeting to understand your vision, project goals, and requirements. This conversation allows us to gather the information needed to prepare a detailed scope of services and fee proposal.
Existing Conditions
Analysis
02
A thorough review and precise measurement of all existing site conditions will be conducted to establish a reliable foundation for the design process. This stage also includes a comprehensive zoning and by-law analysis to determine what is legally permissible within your jurisdiction.
Proramming
03
We work closely with you to define the spatial requirements, functional needs, and user expectations of the project, ensuring the design supports comfort, efficiency, and long-term usability.
Schematic Design
& Development
04
This phase involves a series of sketching, presenting ideas and incorporating feedback from you into a set of design intent drawings, which will act as the basis for the construction drawings.
Construction
Documentation,
Tender, and Contract
Administration
05
We produce detailed construction drawings and specifications that convey the design intent and technical requirements. We manage the tender process, coordinate with contractors, and assist in bid evaluation. During construction, we provide contract administration, including site visits, reviewing shop drawings, and ensuring the project stays aligned with the approved documents, budget, and schedule.
Project Close-out
06
A thorough review of the finished work is completed to confirm it meets design intent, code requirements, and contract obligations. Any outstanding deficiencies are documented and monitored until resolved. You’ll receive all relevant close-out materials, warranties, as-built drawings, manuals, and final certifications —ensuring a smooth handover and long-term confidence in your completed project.
